In order to expedite the delivery The Jericho Wharf Regeneration Company Ltd have explored the potential to build and finance the structure of the phase 1 community elements to a shell specification to ensure they are built, leaving the Jericho Wharf Trust to raise a much smaller element of finance to fit out the premises. With the buildings constructed, this task and the consent for phase 2 in place should be more easily achieved. The current Community Centre would be adapted as affordable housing, but phased to ensure continuity of operation until the new community premise were built. Otherwise, the footprint and envelope of the revised scheme is not materially different (other than the reduction in scale referred to above) than the previously approved scheme.
The slight reduction in the scale of the building to the north reduces the massing in proximity to the Grade 1 listed St Barnabas church and should provide some reassurance to Historic England who objected to the massing of the previous scheme.
